The new Cape Coral Yacht Club is getting an "Old Florida" facelift. Cape Coral City Council members decided on a "Key West aesthetic" for the community center.

At Tuesday's Cape Coral City Council meeting, developers presented three design options for the new community center at the Cape Coral Yacht Club. The yacht club was destroyed by Hurricane Ian.

Developers described option one as a "Key West-inspired- aesthetic". Number two is very similar to the original yacht club building with wood and stone features. Option three is a more modern design. Three council members, including Bill Steinke, Robert Welsh and Jessica Cosden voted for option two.

"I think it's important that we stick to what we talked about. I don't think we made a promise, but I think we talked about incorporating the old building in this design," said District 7 Council member Jessica Cosden.

Five council members, including Mayor John Gunter, Dan Sheppard, Tom Hayden, Richard Carr, and Keith Long voted for option one.

"I just appreciate the aesthetic of the old Key West. I think we should also keep in mind; we just had a discussion at the CRA meeting, I believe, with regards to keeping the coastal theme in that particular area. I think we utilize the yacht club plans as a reference for that," said District 6 Council member Keith Long.

No one voted for the third option.

This means developers will move on with option one. Cape Coral City Council will continue to discuss design plans in two upcoming meetings on April 2 and May 7.

The new community center will be 2 stories totaling 47,000 square feet. It will have plenty of space for events in its ballroom, multi-purpose hall and meeting spaces. It will also have a kitchen, bathrooms and space for retail. Designs also show a wrap-around balcony and open foyer.

A spokesperson with the City of Cape Coral said the deconstruction process has begun in preparation for the demolition of the buildings. According to the city's website, demolition is supposed to begin next month.

Cape Coral making major changes to the Yacht Club Community Park

C ape Coral is moving ahead with massive design changes that will transform The Yacht Club Community Park into a more extravagant waterfront gem for the city.

It will include a new resort-style pool, restaurant, and community center in the master plan.

"I believe the draw will be a lot bigger than the Yacht Club used to be," Councilmember Dan Sheppard said.

The Cape Coral Yacht Club, which includes the yacht basin, tennis courts, a swimming pool, a ballroom, and a riverside beach, has served as a popular attraction and staple for the city since the 1960s.

At a Wednesday city meeting, the council discussed the Yacht Club master plan, picking up from a previous discussion at a January winter retreat .

There the council gave direction to adjust the original renovation plans, which could include a two-story ballroom, removing the tennis courts, and rearranging the area to accommodate a parking garage and a new restaurant.

Now the council has decided on a framework from the first concept that was presented by Kimley-Horn, a consulting firm that focuses on public and private developments.

Previous discussions said the project could cost up to $100 million.

The newly updated plans include:

  • A curved driveway into the park that wraps around the proposed parking garage and stormwater pond toward the east and south portions of the park
  • A three-story parking garage with 500 spaces
  • A new restaurant near the beach and entryway, supplementing the current waterside restaurant, The Boathouse Tiki Bar & Restaurant.
  • New restrooms
  • A resort-style pool
  • A new harbormaster building near boat trailer parking
  • A second pier with shade north of the park
  • A new Yacht Club Community Center
  • A stormwater pond
  • A new fountain

City Manager Michael Ilczyszyn said the changes will be utilized for the site plan.

The city had planned in 2022 to close the park for two years for renovations that included replacing the seawalls and marina wet slips, replacing the harbormaster building and boat ramp, and building a three-story parking garage and beach restrooms.

The beach would also be expanded, and utilities relocated.

Then Hurricane Ian struck on Sept. 28, 2022, delaying plans, and shuttering the beach for more than a year.

During its January winter retreat, council members decided to take a "clean slate" approach to renovate the facilities, which included demolition of all the facilities.

The facilities included the main ballroom building, the Tony Rotino Center, tennis courts, pool, and harbormaster.

Many residents opposed the plan but the city intends to move forward  with a complete demolition by early 2024.

Councilmembers raise concerns

James Pankonin, a landscape architect with Kimley-Horn, gave a presentation. He highlighted two concepts.

The second concept presented was similar to the first, but the road would be realigned and cut around the stormwater pond and parking garage, the proposed restaurant faced the main road, had a smaller pool design, and a longer pier.

Many of the elements were incorporated into the concept, minus the smaller pool.

Councilmember Tom Hayden, who was recently against the demolition of the main ballroom building, liked the plans.

"I realized after the original plans of wanting to renovate the old one weren't going to work out, I moved on. And I like the fact that we are bringing something to the community that will attract people that are interested in different things with the beach, resort pool, event space, and boating," Hayden said.

He wants to see a room dedicated to the old Yacht Club building in the new community center.

The council came to a consensus on many aspects of what the park would look like but many did have concerns with amenities such as parking, the tennis courts, and the pool.

Sheppard liked the plans but feared parking would become an issue.

"My only fear is we have nothing like this in the city and when this is done, I believe the draw will be a lot bigger than the Yacht Club used to be, so my concerns are parking," Sheppard said.

Hayden and Mayor John Gunter shared the concern.

The city plans to conduct a parking study to account for the potential issue.

Another Councilmember, Bill Steinke, wanted to see the tennis courts preserved.

"I play tennis at the Yacht Club very regularly, and we have a great number of residents that bought their homes in that area for proximity to tennis," Steinke said.

He brought up the possibility of using the parking garage's roof as an area for the tennis courts and, possibly, pickleball courts.

Gunter said the cost would be too high.

"I'd rather spend that money on parking or putting tennis courts somewhere," Gunter said.

Steinke relented if tennis courts could be made available in another part of the city, preferably in the south.

Steinke also brought the resort-style pool and said they should take into account how residents use it.

"The concern there is that we have many current residents that use the park and the swimming pool for exercise and lane swimming," Steinke said.

Councilmembers Patty Cummings and Jessica Cosden shared the sentiment and wanted to see another pool for the public.

Gunter ended the discussion by saying he wanted to see a timeline for the project.

Ilczyszyn said more activity will take place at the park soon, including the beach reopening and the demolition of the buildings. He's hopeful that permits will get through in due time.

What's next for Yacht Club Park?

The council will meet on the topic again, after the city's winter hiatus in 2024.

Kimley-Horn will update the designs with the council's feedback and have a public meeting where residents will get to look at the new concept before moving forward with a permanent design.

Larger design proposed for Yacht Club rebuild

Revised plans for the Cape Coral Yacht Club rebuild now call for a much-larger community center with a whole new design and a four-story parking garage.

Cape Coral City Council will discuss the latest rendition of the Yacht Club masterplan at a workshop Wednesday morning.

The revised Community Center floor plan now includes a total of 47,000 square feet, with the majority being on the first floor for 27,250 square feet and the remainder, 19,750, spread out on the second floor. The prior square footage was 37,000 square feet – 20,000 square feet on the first floor, and 17,000 square feet on the second.

The largest space will be the multipurpose hall, 4,751 square feet on the first floor. Other areas are to include two medium and large meeting rooms, one small meeting room, history room, storage, retail concession, administration, foyer, receiving and loading and restrooms.

The second floor will also have meeting space, four small and two medium spaces, restrooms, kitchen, balcony, foyer and a 4,982-square-foot area to be called the ballroom, the name of the main community room in the historic building to be torn down and replaced.

The revised site plan includes a pool restroom near the riverfront beach, service access, pool equipment and lifeguard building and a pool entry station.

The presentation to be made by staff also includes three design options for the Community Center.

Also on the agenda:

The Cape Coral Animal Shelter expansion project is also slated for discussion during the workshop. The expansion includes a two-story building – 19,797 square feet – on their allocated 4.2-acres near Sun Splash Family Waterpark. The first floor will be comprised of 16,789 square feet and 3,008 square feet on the second floor.

The building would house kennels, cat rooms, adoption area, offices, laundry, storage and a multi-purpose room for events, training, and classes, as well as camp activities, school trips and education.

There would also be an additional 48 parking spaces for total of 93.

The current building would be used to expand the low-cost veterinary clinic and the current kennels would become dog intake/quarantine only.

The animal shelter also is requesting the city to allow them to add an adjacent city-owned parcel — .339 acres to increase their parcel to 4.53 acres, which would be used for an animal play area and additional training.

According to the presentation, the appraised value currently for the 4.2 acres is $595,000. That would increase to $645,000 for the 4.53 acres.

The estimated fee for the expansion project is $64,747.38.

Cape Coral City Council chose a coastal vernacular, Key West design for the future Cape Coral Yacht Club at a Committee of the Whole meeting March 13.  

The first design, which was chosen in a 5-3 vote, was described as “a very accommodating, welcoming feel” by John Bryant with Sweet Sparkman Architecture and Interiors. “It’s kind of a coastal vernacular feel, but different than the existing yacht club building,” he said.

Council members Jessica Cosden, Bill Steinke and Rob Welsh voted for the second design, which was similar to the first but incorporated more aspects of the original yacht club building. This option was described as having more of a stone base, mid-century feel with exposed, heavy timber.   

“This is an exciting option,” Bryant said. “There’s a lot of design material to work with. They are different buildings. The existing Yacht Club, it’s about a 10,000-square-foot building. We’re now looking at more of a 40,000- to 50,000-square-foot building.”  

The third design option was more contemporary and not even considered by Council.   

Aside from the design of the building, the site plan also was slightly modified. James Pankonin with Kimley-Horn and Associates discussed the modifications made, including combining the beach and pool restrooms into one building and moving a pump equipment building to another location on-site.  

City Manager Michael Ilczyszyn said there is no price estimate for the project at this time. “We haven’t discussed that at this point,” he said. “It’ll really come into how much of certain materials are needed and construction methods.”  

The price of the project is expected to have a rough estimate when engineering design reaches roughly 30% completion.   

There will be two upcoming public meetings about the future yacht club scheduled April 2 and May 7.  

Pankonin and Bryant will then return to Council for the May 13 Committee of the Whole meeting to summarize the public input received.

Thanks to Hurricane Ian, Cape Coral officials are looking to change the Yacht Club as we know it and start over, with a project that could cost as much as $100 million.

Mayor John Gunter said the previously approved design avoided the "nucleus" of the yacht club and was focused heavily on the outer perimeter such as the sea walls, docks, and landscaping.

"So now that we've had the damage with our buildings on the interior of this project, now it's almost an open canvas, an open area," Mayor John Gunter told The News-Press.

The changes could include a new two-story ballroom, removing the tennis courts, and rearranging the area to accommodate a parking garage and restaurant.

Hurricane Ian left a severe mark on the city of Cape Coral and its residents, and after months of recovery, the city government discussed options Thursday for its premier gemstone: the Yacht Club Community Park.

During its January city retreat, the city council decided to take a "clean slate" approach to renovate the heavily damaged facilities.

The damaged facilities include the likes of the ballroom, the Tony Rotino Center, and the pier, which could take $1.5 million to repair .

City Manager Rob Hernandez wanted direction from the city council on how the city should proceed with renovations.

"Based on our calculations, we are above the 50% FEMA rule, and so it's likely that we're not going to be able to repair the buildings and that we're gonna have to start from scratch," Hernandez said.

The 50% rule requires structures with substantial damage, or damage exceeding 50% of their market value, to meet the same requirements as new construction and current hurricane code, such as elevating the buildings.

The Yacht Club area, which includes the yacht basin, tennis courts, a swimming pool, a ballroom, and a riverside beach, has served as a popular attraction and staple for the city since the 1960s.

It was scheduled to close for two years to renovate the area and was waiting for permit approval, but Ian put those plans on hold while the city recovered.

Changes to the Yacht Club

James Pankonin, a landscape architect with Kimley-Horn, gave a presentation explaining possible changes that can be made to the design of the project.

He explained that design plans are 90% complete, Wright Construction is preparing a pricing update, and permits with the various city, state, and federal agencies are filed and under review.

The council supports changing the direction and reconfiguring the design of the Yacht Club with some suggesting a bigger ballroom, possibly removing the tennis courts, and changing the placement of the facilities to accommodate a parking garage.

"I don't want to lose the historical nature of the ballroom and what it meant," Councilman Tom Hayden said during the discussion.

The mayor said that with all these changes, the project could easily cost $100 million, so exploring public-private partnerships will also be on the table and lead to more restaurants or shops.

Councilmembers Bill Steinke, Hayden, and Gunter discussed eliminating the tennis courts as the council recently approved plans for more courts at Lake Kennedy.

"For me, I've never thought tennis courts at the yacht club were the best use of land anyways," Gunter said.

Councilmember Patty Cummings suggested completing the project in phases , and Hernandez agreed since the facilities are currently closed.

"I would think that Wright could develop a phasing plan for the landside construction to bring things on board incrementally," Hernandez said.

What's Next?

Kimley-Horn will take the feedback and work on new designs, which will be presented to the council in the coming months.

"I would say up to about 90 days to at least get a preliminary, like I said this is going to be a multi-step process," Gunter said.

The city will then provide the council with finance options, possibly going the route of using bonds as previously discussed.

"There'll be a cost analysis that they will provide at that time, and then I'm sure our finance director will give us some scenarios a different type of funding mechanisms," Gunter said.

To residents worried about future changes, the mayor said there will be several chances in upcoming meetings to address the council.

"And I can see our developer or designer coming back several times, so council, staff, the community can all weigh in and craft it and move to the next step, and the next step until we get a final draft ," Gunter said added.

CAPE CORAL, Fla. — On Monday, people walking around the Cape Coral Yacht Club spoke with Fox 4's Colton Chavez about the city demolishing the property.. where damage still lingers more than a year and a half after Hurricane Ian.

“It's way overdue it's been 16-17-18 months?” said one person.

During a recent Cape Coral city workshop, David Hyyti, the Director of City Capital Improvements said the $987,716 demolition project had been awarded to a contractor who is expected to start work within the next 30 days.

On Monday, Fox 4's Colton Chavez asked city leaders if they could narrow that down any — a city spokesperson said there was no official date, but they hoped to start during the month of April.

City leaders said the demolition will take about two months.

The final design for the yacht club includes an expanded beach, a new restaurant, a resort-style pool, and a four-story parking garage.

Of course, where there's a beach, there's always this question: will any of the parking be free?

City leaders said it was to early to say whether free parking was part of the Cape Coral Yacht Club's new design.
