Florida Homeowners Are Trying to Offload Their Damaged Properties

F lorida has more damaged properties up for sale than any other state in the country, according to data available on Zillow, revealing that homeowners in the Sunshine State are eager to unburden themselves from homes whose repairs could cost them greatly.

As of Thursday morning, there were a total of 202,545 properties listed on Zillow (including all types of properties from single-family and multi-family homes, to condos and lots of land) by agents in Florida. Of these, 963 were described as having some damage.

The number of damaged properties for sale was much higher than in states like California, New York and Texas. California had a total of 73,317 properties listed for sale on Zillow on Thursday morning, 38 of which were damaged. New York had 20 damaged properties up for sale for a total of 42,885, while Texas had 95 for a total of 176,756 properties for sale on Zillow.

Under Florida law, sellers are required to disclose any known defects or damages that could affect the property's value. All three other states have similar requirements, with Texas obliging sellers to give written notice of all the defects in the property to the buyer. In New York, sellers must disclose any damage to the property before the purchasing contract is signed.

While Florida has more properties for sale in general compared to other states like California and Texas, because of its great number of vacation homes on the market, the numbers of damaged properties for sale were still proportionately bigger than in the other two states.

This is due to a combination of two factors: the vulnerability of Florida to extreme weather events like hurricanes and flooding and the ongoing insurance crisis in the state, which has brought premiums in the state to be among the highest in the nation.

Last year saw Hurricane Idalia make landfall in Florida as a high-end Category 3 storm in late August, leaving a path of destruction along its way. Mike Carballa, the Pasco county administrator, estimated then that between 4,000 to 6,000 local homes had been damaged by Idalia—for a total of $9.36 billion in insured property damages.

April and November 2023 saw record rainfall in respectively Fort Lauderdale and Palm Beach County, with hundreds of homes reportedly suffering major damages.

Previous data from Redfin have shown that Floridians are willing to sell off their homes in the aftermath of extreme weather events. Months after Hurricane Ian—which destroyed an estimated 5,000 homes and damaged 30,000 more in September 2022—sales bounced back in Cape Coral-Fort Myers, as homeowners looked into moving to safer areas of the state.

The increasing vulnerability to extreme weather events of homes in parts of Florida, exacerbated by climate change, is bringing the cost of coverage up, making insurance unaffordable for many—especially as major private insurers have pulled up from the state in recent months, leaving residents with limited options.

Talking to Newsweek on a previous occasion, Florida Realtors chief economist Brad O'Connor said that, "for some people, [higher premiums] have changed their calculus in terms of affordability," driving them to sell despite a high mortgage rates environment.

"We don't have great data on exactly how much insurance rates are increasing in different parts of the state, but, anecdotally, we've received lots of complaints of pretty substantial increases. So I'm sure that's something that's going on and might be motivating some buyers or seller owners to list their properties," he said.

Recent reporting from Newsweek showed that the Sunshine State recently had more "motivated" sellers than anywhere else in the country, with homeowners and agents willing to accept lower offers for their properties if that meant offloading them quickly.

Here are all the used EVs that qualify for a $4,000 tax credit

January 1, 2023, kicked off a fresh start of new tax credits for vehicles, both new and used. Since then, much of the dust has settled on the Capitol as it continues to implement qualifying terms for tax credits , continuously shifting what used EVs do and do not qualify. Here’s the latest list.

A used ev might be the way to go in 2024, how the current tax credit works for used evs, all-electric models, used plug-in hybrids evs that qualify for tax credits, other resources for ev tax credits.

Although the $7,500 federal tax credit has been extended for new EV purchases under revised qualifying terms, those current requirements leave a very limited the number of current EVs that qualify.

Many automakers are already pivoting their business strategies to move EV and battery assembly to US soil to once again qualify, but it will take time to establish those facilities and get them up and running.

In the meantime, it might be worth considering a used EV in order to take advantage of the revamped federal tax credit up to $4,000. Here’s how it works.

In a perfect world for consumers, any and all used EV purchases would qualify for tax credits from the US government, but that’s unfortunately not the case. As part of revised terms in the Inflation Reduction Act signed by President Biden, federal tax credits have been extended and include revamped benefits for used EV purchases. As long as they fit certain criteria. Per the IRS:

Beginning January 1, 2023, if you buy a qualified previously owned electric vehicle (EV) or fuel cell vehicle (FCV) from a licensed dealer for $25,000 or less, you may be eligible for a previously owned clean vehicle tax credit under Internal Revenue Code Section 25E.

Used EVs no see revised terms that offers a credit equal to 30% percent of the sale price (up to $4,000). That should help consumers like yourselves get some change back in your pocket at the end of the fiscal year. As long as you stick to these terms as  outlined by the IRS .

To qualify as a customer, you must:

• Be an individual who bought the vehicle for use and not for resale
• Must be an individual (no businesses)
• Not be the original owner
• Not be claimed as a dependent on another person’s tax return
• Not have claimed another used clean vehicle credit in the 3 years before the EV purchase date
• Modified adjusted gross income must not exceed $75k for individuals, $112,500 for heads of households, and $150k for joint returns

Additionally, in order for used EV to qualify for federal tax credits, it must:

• Have a sale price of $25,000 or less
• For example, a vehicle purchased in 2023 would need a model year of 2021 or older
• Not have already been transferred after August 16, 2022, to a qualified buyer
• Have a gross vehicle weight rating of less than 14,000 pounds
• Be an eligible FCV or plug-in EV with a battery capacity of least 7 kilowatt hours (kWh)
• Be for use primarily in the United States
• For qualified used EVs, the dealer reports required information to you at the time of sale and to the IRS
• A used vehicle qualifies for tax credit only once in its lifetime

As promised, here is the current list of used EVs that qualify for tax credits in the US, per the IRS, separated by all-electric BEVs and plug-in hybrids (PHEVs).

It’s important to note that this is not the end all, be all list of used EVs that qualify for tax credits in the US. Once again, per the IRS:

Manufacturers of the vehicles listed below have provided appropriate information and have indicated that the vehicles are eligible for the credit provided other requirements are met. 

This is simply the list provided by the government which will be continually updated by both them and us. Additionally, some of these EVs especially are 2021 or 2022 models, and it will be nearly impossible to find them on sale below $25k. If you do somehow luck out, more power to you, because you may qualify for additional savings.

While tax credits for used EVs are newly revamped and may be the way to go for you personally, there are plenty of other options to get money back from Uncle Sam at the end of the fiscal year.

For instance, revised terms outlined in the Inflation Reduction Act went into affect January 1, 2023 and enable the extension of federal tax credits for new EV purchases through the next decade, while once again allowing EVs from American automakers like Tesla and GM to once again qualify.

That being said, the capitol is still trying to settle a lot of these terms to determine what vehicles qualify, so things are a bit cloudy at the moment, but you may be able to take advantage of tax credits before battery assembly requirements kick in later this year.

There absolutely needs to be a VIN lookup to see if a vehicle 1) qualifies and 2) has had its credit used once per lifetime. Federal govt needs to put up a simple consumer facing web page that dealer and customer will use at purchase to ensure no surprises.

Whether it’s a new or used EV purchase that ends up being right for you, you may still be able to take advantage of additional perks at the state level, depending where you live. Credits, exemptions, and other benefits could be available for an EV purchase, lease, or for relevant equipment like home charger installation.

Melania Trump made a rare appearance by husband Donald Trump’s side on Tuesday, accompanying the former president to the polls on the day of the primary votes in Florida.

The former model, 53, chose a white Alexander McQueen shirtdress featuring a large black orchid ($2,690), which she paired with a skinny black belt, black sunglasses and black pumps.

She carried a Chanel top handle bag, versions of which go for more than $6,000 on the resale market.

The appearance marks a show of a united front for the former “Apprentice” host and his wife, as the latter did not attend his Super Tuesday victory party at their home, Mar-a-Lago, earlier this month, sparking marriage concerns.

Melania was also absent from the family Christmas card posted by Donald Trump Jr.’s fiancée, Kimberly Guilfoyle, back in December, with a source telling Page Six that she was tending to her mother , Amalija Knavs, who was very ill.

Knavs later died at the age of 78 in January, with the Trump family attending her funeral in Palm Beach, Fla., including Barron Trump as well as Ivanka Trump and Tiffany Trump and their respective husbands, Jared Kushner and Michael Boulos.

For his part, Donald, 77, is celebrating the Republican primary race. He clinched to secure the nomination for the 2024 presidential election against Joe Biden.

“This was an amazing night, an amazing day, it’s been an incredible period of time in our country’s history,” Donald said during his victory speech earlier this month.

Despite Melania’s absence at the major event, a source previously told Page Six that she’s expected to  “step up” her political appearances  this year to aid in her husband’s bid for the presidential election.
