Manalapan estate with oceanside mansion goes for $28 million: deed

A trust bought the sea-to-lake property at 1160 s. ocean blvd. in one of several sizable deals recorded this year in manalapan..

Another sizable ocean-to-lake sale  — this one recorded at $28 million — has closed in Manalapan, the wealthy town south of Palm Beach that has seen an unusually active real estate market over the past several months. 

Changing hands via a deed recorded Tuesday was a seven-bedroom, 26-year-old mansion at 1160 S. Ocean Blvd.

The bulk of the property fronts the ocean with 160 feet of direct shoreline. The coastal road separates the seaside portion of the estate from a narrow parcel with another 160 feet of frontage on the Intracoastal Waterway. The property totals about 1.7 acres.

The deed shows the NBU Land Trust was on the buyer’s side of the sale, with City National Bank of Florida in Coral Gables serving as trustee. Because of rules regulating trusts, no other information about anyone connected to the trust was immediately available in public records.

The seller was a Florida limited liability company managed by Michael Cantor. Property records show he took possession of the property in December 2016 from the estate of his late father, New Jersey real estate investor Edward A. Cantor, who died in 2002. 

The elder Cantor paid about $1 million for the Manalapan property in 1987, according to property records.

Conference room 

The Mediterranean-style mansion was completed in 1995, building records show. The two-story house and its three-bedroom guesthouse have a combined 26,075 square feet of living space, inside and out, of which 15,814 is air-conditioned.

The oceanfront living room has a pecky-cypress ceiling, a wood-burning fireplace and a 25-foot bar fashioned of illuminated onyx.

In addition to the public rooms, the layout features a home office, a well-equipped kitchen and a home theater that can double as a conference room, according to the sales listing. There’s also a recently added home gym and spa.

The grounds include a full-size tennis and sports court linked to the swimming pool by a cabana building. Other outdoor features include a summer kitchen, putting green and a dock with two boat lifts. The garage can accommodate at least 10 cars. 

Agent Holly Meyer Lucas of Compass Florida co-listed the property with agents Sara Eavenson and Missy McCloskey of Douglas Elliman Real Estate. The property was last marketed with a price of $33.85 million, according to Realtor.com .

Agent Casey Flannery of Equestrian Sotheby’s International Realty acted on behalf of the buyer.

Lucas declined to comment on behalf of the seller’s representatives. Flannery also declined to discuss the transaction.

A deed recorded in July 2018 shows Michael Cantor and his wife, Deborah, transferred ownership of the house to 1160 Manalapan LLC, the company that just sold it.

Michael Cantor manages that company, which in late April changed its address from the Manalapan house to one at 12411 Hautree Court in Palm Beach Gardens, business records show. The sale of the house on Hautree Court —  with five bedrooms ad 11,347 total square feet — just closed for $10.425 million, according to the multiple listing service.

The same agents who represented the seller in Manalapan handled the buyer's side of the sale in Palm Beach Gardens. That house was owned by Carol and Philip Restino and listed by agent Joseph Tuma of Premier Brokers International, records show.

Since the start of the New Year, several properties have sold in Manalapan for more than $15 million, at least in part because high-quality waterfront estates in Palm Beach have become harder to come buy, real estate observers say. 

In the largest of those sales, Netscape co-founder Jim Clark paid a recorded $94.17 million  in March for the Ziff family’s massive estate — plus another $200,000 for part of a vacant island off its coast — just north of the Boynton Beach Inlet at 2000 S. Ocean Blvd. In that sale, agents Cristina Condon, Todd Peter and Frances Peter of Sothebys’ International Realty acted on behalf of the seller, while broker Lawrence Moens of Lawrence A. Moens Associates represented Clark.

Royal Huisman has an established track record of building complex, interesting and distinctive sailing superyachts, including the 184-foot Aquarius and the 190-foot Ngoni . Its just-released Phi is a 192-foot motoryacht that is just as stunning and unique as its sister sailing vessels.

The Dutch yard is being coy about releasing too many details before the yacht is handed over to the owner later this year. Phi ‘s interior by London design firm Lawson Robb is definitely a no-go area, but readers can get a sense of the naval architecture and exterior design through images the yard just issued.

Dutch designer Cor D. Rover, with years of successful designs in both the custom and semi-custom sectors, designed Phi ’s exterior, naming it after a mathematical concept for the Irrational number Phi that has been around since the ancient Greeks. Also known as the golden ratio, Phi goes on forever after the decimal point without repeating itself, with the result that it has gained a reputation for reflecting never-ending beauty and natural harmony. Rover ran with the concept, saying he was inspired by “the galaxy, the ocean’s surface and the underwater world” in forming the design.

How those three big ideas translate physically into the actual design will require a longer explanation from Rover, now sworn to secrecy, but it’s clear that Phi’ s naval architecture by Van Oossanen Naval Architects gives the yacht its long, sleek form. The Fast Displacement XL hull keeps it under the 500-gross ton designation and, according to Royal Huisman, makes it the longest superyacht under 500 gross tons. The design also gives Phi  a respectable top speed, along with increased fuel efficiency.

The design was a challenge to pull off technically, said the shipyard, but Royal Huisman is used to facing complex technical problems. It also faced outsized challenges on its other big motoryacht project, 406, which will be the world’s largest sportfishing yacht once launched. The 171-footer not only looks like an authentic angler’s convertible on steroids, complete with a massive fishing cockpit and billfish fighting chair, but it will also boast impressive top speeds on its way to offshore fishing grounds.

Royal Huisman CEO Jan Timmerman says the shipyard tries to accommodate the big, seemingly fantastical ideas of owners and designers, “rather than trying to persuade them to scale back their ambitions.”

PHI will also come with a matching 118-foot shadow boat, courtesy of the same design team but built at Alia Yachts. Both mothership and shadow boat will be revealed in more detail by the end of the year.

Phillip Berman is the president of Balance Catamarans — a company he founded in 2013.

He spent his youth in California racing and sailing catamarans, wrote his first book on catamaran racing in high school, and was the Hobie Cat World Champion from 1979 to 1981. He went on to write many more books on sailing, including the best-selling catamaran training manual of all time, CATAMARAN SAILING FROM START TO FINISH. He has been a regular contributor of articles over the years to Sail Magazine, Cruising World, and a wide range of yachting publications around the world.

Phil’s sailing books funded his education in philosophy and religion at the University of California, BA, and Harvard, MTS, leading to the publication of several books in the field, including the New York Times bestseller, Reason for Hope, with Dr. Jane Goodall (Warner Books, 1998) as well as the Search for Meaning (Ballantine Books, 1990) and the Courage of Conviction (Ballantine Books, 1987).

Anton du Toit is the co-designer, with Phillip Berman, of the Balance Catamaran range.

He has over thirty years of practical sailing and racing experience around the world and the founder and owner of Du Toit Yacht Design. He grew up on boats, spending 13 years cruising around the world with his family in their Sparkman Stephens Tartan 46 ft. sloop. He brings a very practical, hands-on level of understanding of what it means to live on a boat and sail seriously in all sorts of winds and conditions.

On returning to South Africa in 1990, Anton worked closely with prominent South African yacht designer Angelo Lavranos & Associates and at the world-class yacht building facility, Southern Wind Shipyard. He has since designed numerous catamarans, both power and sail, and overseen some of South Africa’s largest catamaran build projects.

Jonathan Paarman is the Manager of Nexus Yachts in Saint Francis, South Africa, builders of the Balance 526, 580 and 620. He’s also a legendary big wave surfer who grew up with salt water in his ears. He is known as unflappable on the water with the nickname, ‘The Iceman.’

He placed in the finals of the Duke Kahanamoku Invitational and the Smirnoff Pro surfing championships, both held at Sunset beach in 1976. He was a runner up in the Gunston 500 that same year. His path crossed with Phillip Berman at the age of 22 when he was racing Hobie cats and later helped build the Hobie Cats used in the 1979 Hobie Cat World Championships held in South Africa that Berman won. He started his career building boats in 2000 by running the factory floor for Voyage Yachts for seven years. He left to form Nexus Yachts in St. Francis Bay in 2009 and partnered with Berman in 2013 to build the Balance 526.

Mark Delany is a second-generation South African boat builder, born into the South African boat building business when his father founded his shipbuilding company, Two Oceans Marine, in 1989.

Mark spent some years in the United States to advance his education and then returned to tell his father he wanted to take the family business to an entire new level. And that he did. His dad retired, turned over the keys, and Mark grew the company rapidly into the second largest pleasure boat builder in Africa. Mark always had an eye for detail but credits his father for stressing how vital it is to build teams committed to excellence and teamwork. Today, Mark continues to build rescue ships for the South African government, expeditionary power cats, and custom yachts of all sizes and shapes. He is the Owner and Managing Director of Balance Catamarans Cape Town that craft the Balance 442, 482, and 750.

Six Candidates Now Running For Three Moscow City Council Seats-Friday Last Day For Candidate Filing In Idaho

Friday is the last day for candidate filing in Idaho for seats up for a vote this fall.

The race for Moscow City Council seats is getting more crowded as two candidates filed on Thursday.  Incumbent Drew Davis filed for re-election and Evan Holmes filed for a seat.  There are three Moscow City Council seats up for election in November.  Incumbent Sandra Kelly is running for re-election.  Bryce Blankenship, Joe Campbell and Nathan Tupper are also running for a seat.  The top three vote getters will earn seats on Moscow City Council.  One of the posts up for election is currently held by Maureen Laflin.

Elsewhere in Latah County Genesee Mayor John Hermann has filed for re-election.

There are dozens of small taxing district seats up for a vote this fall locally in Idaho.  No candidates have filed yet for mayor in Bovill, Deary, Onaway, Potlatch and Troy.  Positions up for a vote include school boards, city council seats, fire district commissions, parks and recreation district boards and cemetery boards.  Candidate filing is done with each small taxing district office.
