NORTH STAR is a custom motor yacht launched in 2019 by Sunrise Yachts, in Turkey and most recently refitted in 2021.

A sister ship to Irimari superyacht , North Star is a high-volume 63 metre superyacht which offers her charter guests the perfect mix of interior luxury and spectacular deck spaces, epitomised by the wonderful indoor-outdoor sundeck which seamlessly combines the two.

In all there are in fact more than 685m2 of exterior deck spaces, an area larger than most 70 metre motor yachts. On the inside of North Star yacht, the bridge deck salon is very large with yet another full bar, two lounging areas and a smaller dining table, ideal for pre-dinner drinks. The bridge deck also has a den forward with a large TV, perfect for playing computer games or watching a movie.

The sundeck on North Star features a 4m long glass-fronted Jacuzzi pool forward with crew members able to be on-hand in the full bar to bring you countless refreshments. It also offers an interior saloon located centrally for a less formal dining option for up to 12 guests, ideal for staying out of the midday sun while still being on the sun deck.

North Star's crew of 16 have been selected for their charter experience, and are led by experienced charter Captain Paul Bell.

Other features include a large swimming platform and beach club, a fully equipped gym as well as a tender and toy garage. She also features two jet skis, two seabobs, a Chris Craft guest tender and all the inflatable and towable toys you would expect on a yacht of this size.

I realize that Moscow is on the Volga River, which connects to the Caspian Sea, but I’m wondering how foreign vessels can reach it? Or do foreign travel companies just buy a yacht that’s already "in the system"?

From the Caspian Sea, Gary, yachts come up the Volga then on to the Oka River and enter a tributary call the Moskva ("Moscow" in Russian) River. Alternate route is Volga to man-made Moscow Canal (which connects Volga to Moskva River). The big superyachts can’t get into the city limits because the river is only 3 inches deep. Just outside of the city, however, the water is 6 meters deep, perfect for large yachts. Yacht passengers easily travel into the city by limousine. (I imagine thoughts of hovercrafts, etc are a consideration for someday…) James Bond, anyone?

Review: stefani, morissette spark a 'hella good' start to minnesota yacht club festival.

Experience matters. Even in rock 'n' roll — and especially at rock 'n' roll festivals.

After eight months of cutesy marketing and ample media coverage, St. Paul's Minnesota Yacht Club festival finally set sail Friday on Harriet Island Regional Park and got off to a remarkably swift and smooth start for an inaugural music fest. Credit for its success should largely go to its seasoned crew.

The music lineup in the fest is heavily loaded with old pros, and that proved not to be a bad thing Friday. Opening day's feminist rock trifecta of Alanis Morissette, Gwen Stefani and Joan Jett & the Blackhearts all skillfully strutted their stuff and showed the kids how to get it done. Never mind that there were very few kids among the crowd of 34,000 fans.

As much as those venerable performers deserve props, though, so do the operators of Minnesota's first new major music fest in more than a decade.

The event was launched by C3 Presents, the Texas-founded company behind Lollapalooza, Austin City Limits and a couple dozen more festivals. These folks truly know the music fest business. About time Twin Cities fans benefitted from it.

Yacht Club's electronic wristbands and well-trained security staff made for smooth entrances. The stage production and sound were primo. The layout and flow between the two stages was well-organized. The music ran nearly nonstop and on time. And all the assorted VIP and "platinum" areas offered added comfort for those willing to pay at least a few hundred bucks more more than the relatively good-value $215-$255 general-admission two-day passes.

One noticeable snag: Food and drink lines got long as the crowd swelled in the late afternoon. Good thing many Minnesotans are too cheap to down $15 beers, or things could've been worse.

Seriously, though, the crowd on opening day was discernibly devoid of youth and almost exclusively middle-aged. MYC's lack of musical and generational diversity could be considered a shortcoming for what was billed as a hip, modern festival.

All those teens and college kids buying up throwback Chili Peppers and No Doubt T-shirts at Urban Outfitters and Kohl's are apparently more into cheap fashion ware than they are those bands' music, because none of them showed up to Yacht Club on opening day. If they had to move the festival to September for any reason, falling on a school day probably wouldn't hurt attendance much.

There's plenty to learn and apply to future years. In the meantime, here are some general takeaways from Friday's festival:

Women obviously ruled the day. It was a nostalgic lineup, sure, but this one trait about Friday's lineup could be seen as a hip, modern element. Aside from specifically targeted events like Lilith Fair, you never would have seen a festival with that many female singers atop the poster card in the 1990s, when Morissette and Stefani's old band No Doubt were in their heyday; certainly not in the '80s, when Jett dominated.

Losing the Black Crowes on the lineup due to illness was a real disappointment, but that just emphasized the women headliners all the more. What's more, the day also saw electrifying sets by a couple other women-led acts, too: Country rocker Morgan Wade and the punky hometown band who kicked off the day in hard-throttling style, Gully Boys.

Stefani seemed to be having the most fun. Her husband, Blake Shelton, may have wisely picked up on the strong feminine vibe when he showed up to sing one song with her — and only one! — their new single "Purple Irises," compared with the three she sang with him in town at his TC Summer Jam gig in 2022 . That bit seemed to delight her a lot, but so did the crowd's excited reaction throughout her 75-minute performance, from "Sunday Morning" at the start to the mid-set groover "Hella Good" to her firebrand penultimate song, "Just a Girl."

"Think about how many years I've been loving you guys!" she cheered before the latter hit, adding, "This song means even more nowadays." Especially on this day.

The elder stateswoman rocked the hardest . This was the best and most bombastic of Jett's many gigs here in recent years. Of course, the 65-year-old Rock and Roll Hall of Famer's main hits went over in a big way at a big, summery music fest, including "I Love Rock 'n' Roll," "Bad Reputation" and the Runaways' "Cherry Bomb." She also dropped in a cool batch of edgier, deeper cuts with inclusive messaging, including "Different" and a cover of the Minnesota classic "Androgynous," which she introduced by saying, "I'm a big fan of this band and its songwriter, Paul Westerberg and the Replacements."

Morissette hasn't changed much (and that's a good thing). With an orange-ish moon adding dramatic ambience overhead, the Canadian record-maker/breaker put on a rather gutsy, in-your-face, 90-minute performance predictably filled with her big hits, including "One Hand in My Pocket" as the opener and "You Oughta Know" near the end. But she made the set way better than just a nostalgic singalong by delivering some similarly emphatic-sounding, inner-tumultuous newer songs, including the epic piano ballad "Rest" and the rockier "Smiling," the latter written for her hit Broadway musical, "Jagged Little Pill." Her voice was as strong as ever, her band was versatile, and she clearly deserved being the headliner.

There was one new element to the show we didn't see in the '90s, though: Morissette brought out her daughter Onyx, age 8, and another young friend to sing "Ironic." How ironic to hear it sung with such sweetness.

Even the younger acts sang the Gen-X hits. Wade earned loud cheers for her semi-ironic cover of Rick Springfield's "Jessie's Girl." Nerdy but impactful Kalamazoo indie-rocker Michigander sang part of "I Still Haven't Found What I'm Looking For." The U2 song fit his own lost-wanderer, soul-searching vibe, evidenced by his unreleased tune that followed, "Giving Up." And after their own hit "Who's Laughing Now," local rockers Durry ended their set with a rousing take on Jimmyeatworld's "The Middle" (technically a millennials hit, but close enough).

The day's breakout performer was… . Sporting a Jett T-shirt and playing under a blazing midafternoon sun — things would soon cool down nicely with cloud cover — Wade coolly delivered an ultra-impressive set of musically refined, ruggedly poetic twang-rock that greatly contrasted her choice of covers. The Virginia singer came off like a tattooed Stevie Nicks in down-and-out rockers like "The Night" and "2 AM in London," each fueled by her smoky but sweet voice. A genuine wow.

What about Day Two? The bro factor should be much higher on Saturday, with the Red Hot Chili Peppers headlining, preceded by the Offspring, Gary Clark Jr., the Hold Steady, Soul Asylum and Hippo Campus. Tickets are sold-out except for some higher-end platinum and VIP options.

5 Questions on STRs With Ricardo Dunin of Miami-Based North Development

Ricardo Dunin is no stranger to developing short-term rentals. Back in the 1990s, he headed the team that transformed the Mutiny Hotel in Coconut Grove, Fla., into a condo-hotel, where units are owned by individual investors but can be rented out for a night or two.

At the time, the condo-hotel was such a novel concept that Dunin wasn’t sure how to market it.

“Should we use ‘aparthotel’? Should we use ‘condo-hotel’? I used to joke with people that I spent half my time explaining what the concept was,” Dunin told Commercial Observer.

A quarter-century later, short-term rentals need little explanation. Dunin is founding partner of Miami-based North Development , a company launching the Domus FLATS brand of short-term rentals.

The company’s first two projects are being built in Miami’s Brickell district. Prices range from $500,000 to $1.5 million, although most units are small studios priced around $500,000.

The following conversation has been edited for length and clarity.

Commercial Observer: Why is the short-term rental trend taking off?

Ricardo Dunin : If you want to get from Point A to Point B, you used to take a taxi. Now an Uber is cleaner, cheaper, more efficient. We believe we’re doing the same thing with short-term rental. We came up with FLATS — flexible apartments for temporary stays. We’re taking the old concept of condo-hotel and updating it.

How has the condo-hotel concept changed? In multiple ways. It starts with technology, as always. We wanted to make it very technology-friendly for the guests. People love Airbnb because of pricing. People don’t love Airbnb because they don’t know what they’re getting. We’re creating a brand, Domus FLATS, and we’re taking very seriously the customer experience. We don’t want to be a five-star experience, because people don’t want to pay for that. We want to be four-star. We want to bring hospitality to the highest possible level within what we offer.

In my mind, my main client is not the buyer of the condo but the guest of the product. Our job doesn’t end when we do the closing; that’s when the work starts. Now, what we offer is not the traditional hotel experience. On FLATS, you will do your booking through an app. You will do your check-in through an app, and you will get your key through an app. People don’t want to stand in line at a front desk, so we eliminated the front desk. We’re trying to streamline everything.

Your first two projects are under construction. What will they look like when they’re completed? We want a building that has a soul. All our buildings should have strong food and beverage operations. The lobby gets replaced by a big coworking food and beverage experience. By day, you can have coffee. By night, you could have a drink. Good music, good art. We believe embracing art is an important part of everything we do — mostly local emerging artists.

This is not a building for people that want to buy and rent themselves. If I want to buy five units for my wife to run, you’re in the wrong place. Whoever manages it needs to have very high standards. 

We want to protect people from themselves. We don’t want the quality of our building to suffer because we have rookie hoteliers. A lot of developers build a condo, they put a condo-hotel label on it, and ‘Good luck.’ I don’t think it works. We cannot take that risk, because we want to build more Domuses. 

So if you buy a unit in our building, you can hire a management company that checks all the boxes. Or you can sign a management contract with us, and we’ll manage it for you.

How much are room rates going to be? That’s a market-driven question and it’s going to change between now and when we open. This tends to be a little cheaper than a hotel, because you have less services. This is an upgrade from what you have with an Airbnb, where someone gives you a key, and you’re on your own. 

Here, you’re not on your own. There’s a general manager, an assistant GM, a 24-7 call center. But it’s not trying to be a four- or five-star hotel. That said, if the concept takes off and people really love that they have a kitchen and a washer and dryer, it could be more expensive than a hotel.

Your first two projects are in Brickell. What’s next? We want to do different locations. I don’t want to do a third one in Brickell. The first two are different enough in product type that I’m not concerned, but we wouldn’t want to do a third short-term rental product in Brickell. 

We’ll go north, or we’ll go south. We’re interested in any location that’s good for a hotel. A lot of sites are good for condos but not good for hotels, so we discard those right off the bat. Density is another issue. We believe the price per key should be around $500,000. We see some other projects selling studios close to $1 million. We don’t think that’s doable. I don’t want to mislead my buyer into overpaying for a unit.

• Every line after the first 10 is $12.20.
• If the ad is under 10 lines it will be charged the minimum rate of $162.

• For example: if first run date was 20 lines the cost would be $164.
• Each photo published is $125 per day.
• For example: 2 photos in the paper on 2 days would be 4 photo charges at $500.

Olympics | From Biles to Sha’Carri, Team USA packed with star power heading into Olympics

The team boasts more than 250 returning olympians and 122 olympic medalists..

From  Simone Biles  to  Sha’Carri Richardson  and  Diana Taurasi  to  Katie Ledecky ,  Team USA  will provide some of the biggest star power at the 2024 Olympic Games.

And it will be the women leading the way as the U.S. looks to top the overall medal table for the eighth consecutive Summer Games.

The nearly 600 athletes going to the Paris Olympics include more than 250 returning Olympians and 122 Olympic medalists. Golfers  Xander Schauffele  and Nelly Korda, along with  surfer Carissa Moore , are among the numerous Olympians set to defend their titles in France.

It’s a loaded U.S. roster where the  women outnumber the men  314 to 278 — at last count — and ages range from 16 to 59. The most decorated member of Team USA in Paris will be Ledecky, who’s trying to add to her collection of 10 medals (seven golds).

Comebacks and redemption

Biles is back in action after pulling  out of multiple gymnastics finals  in Tokyo to protect her mental health and safety. There’s Richardson making her Olympic debut after a much-debated absence three years ago because of a  positive marijuana test.

The 27-year-old Biles leads a  U.S. women’s gymnastics team  filled with familiar faces and looking for redemption in Paris. The team settled for silver three years ago behind the Russian athletes competing as the Russian Olympic Committee.

Richardson has become a media sensation for her speed, charisma and perseverance. The 100-meter world champion earned a spot for Tokyo in 2021 but was banned following her positive test for marijuana. It sparked an intense debate about whether she was being unfairly singled out for taking a substance that doesn’t improve performance.

The 24-year-old Richardson, who graces the cover of  Vogue magazine , said she was “overwhelmed with the emotions of just joy” after making the team.

Star power on the court

On the court, hoops royalty LeBron James and Taurasi lead their teams. And it’s no surprise that the men’s and women’s basketball squads brimming with talent are heavy favorites to bring home the gold.

James,  Joel Embiid , Kevin Durant and Steph Curry join forces to lead a U.S. contingent going for a fifth straight Olympic title. A’ja Wilson, Brittney Griner and Taurasi  headline a women’s squad  that has won seven consecutive Olympic gold medals. Taurasi has been a part of five of them.

Who else is on the Team USA roster?

Decorated swimmers Ledecky and Caeleb Dressel are on deck to shine again in the pool, and majors winners and world No. 1 golfers  Scottie Scheffler  and Korda take to the links.

“We’re telling these stories — we’re laughing, we’re crying, we’re cheering them on,” said Lyndsay Signor, senior vice president of consumer engagement at NBC Sports. “So that really warrants both the combination of the athletes themselves and the celebrities we’ve partnered with.”

NBC has been airing  promotional Olympic material  around the clock. There’s Biles being interviewed  by singer SZA . Other athletes featured in spots include Richardson, sprinter Noah Lyles, 400-meter hurdles world-record holder Sydney McLaughlin-Levrone, Ledecky and reigning Olympic  all-around gymnastics winner Suni Lee .

The U.S. women’s soccer team, led by  new coach Emma Hayes , chases after its first Olympic gold since 2012 and  Victor Montalvo  — “B-Boy Victor” — will be a contender when breaking makes its Olympic debut in Paris.  Coco Gauff is among  the favorites to bring home a medal on the clay courts at Roland Garros, the site  of the French Open .

Medal forecast

That abundance of star power is why Nielsen’s Gracenote  forecasts the U.S. hauling  in 123 medals. That’s ahead of China (87), Britain (62) and France (56). This could be the eighth straight Summer Games where the Americans have topped the medal table.

“If American athletes win, that drives ratings and endorsements, and makes it attractive for American corporations to invest in the Olympic movement,” said Dr. Yoav Dubinsky, an instructor of sports business from the Lundquist College of Business at the University of Oregon. “All part of the story of American lifestyle. Their successes, and at times failures or adversities, contribute to Brand America.”

Olympic entertainers

NBC brought in Academy Award-winning director Steven Spielberg to narrate a short film titled, “Land of Stories,” where the Olympics set a scene to tell tales.

Even more stars will participate in the network’s coverage as celebrities Snoop Dogg, Kelly Clarkson, Peyton Manning, Colin Jost, Leslie Jones and Jimmy Fallon make appearances.

Snoop already is trotting out his tracksuits to get in some work. The 52-year-old hip-hop star ran a 200-meter race against Ato Boldon and Wallace Spearmon at the Olympic track trials in Eugene, Oregon, last month.

His time was  34.44 seconds . Usain Bolt’s world record of 19.19 remains safe.

“(Snoop) has really brought a perspective that’s not only fun and interesting,” Signor said, “it’s lovable as well.”
