If, like many  superyacht owners , you’ve spent years exploring the  Caribbean by superyacht then perhaps it is time to think about putting down firmer roots in the islands with a holiday home. But where and what to buy? We’ve rounded up the best luxury properties for sale across the Caribbean to help you find your dream property.

Nonamé at Oil Nut Bay

Perched on the north-east corner of Virgin Gorda, overlooking a crescent-shaped beach, Oil Nut Bay is the BVI’s answer to full-amenity luxury island living. Only accessible by helicopter or yacht, the palm-tree-strewn peninsula is home to private villas, a full-service marina, tennis courts and a beach club. The six-bedroom Nonamé sits at the centre of this exclusive enclave, just a stone’s throw away from the island’s beach club and wellness centre.

“Nonamé’s unrivalled location within the heart of the BVI’s luxury resort community makes it stand out,” says Oil Nut Bay real estate manager Scarlett Steer. “The resort community offers homeowners effortless access to world-class dining and amenities, as well as the freedom to explore the surrounding islands and waters.”

Set on the beachfront, the single-storey property has six double bedrooms with walk-in closets and en-suite bathrooms. The master suite can be locked off and kept separate but elsewhere the design focuses on communal spaces. At its centre is an open-plan living and dining room with vaulted ceilings that opens out onto an outdoor entertaining and dining space. A family-style kitchen connects to this area and there is also a private chef’s kitchen for more formal occasions. The custom-furnished home has a bright beach aesthetic, with blue textiles and artworks adding pops of colour. Floor-to-ceiling windows help to draw the eye to the landscaped courtyard and infinity pool, manicured lawn and the powdery white sand beach beyond.

Ideal for yacht owners, the property comes with a nine-metre tender slip in Oil Nut Bay Marina, which also has its own village with shopping, provisioning, a coffee shop and an overwater restaurant. It’s the perfect gateway for day trips to discover the secret bays, dive sites and island bars that this corner of the Caribbean is world-famous for.

Silversands Resort Villas

Sitting more than 100 nautical miles south of Barbados, Grenada’s sand- and spice-covered shores are less well known than some other Caribbean islands. However, multimillion-dollar resort Silversands is bringing a new level of opulence to the island and creating fresh real estate opportunities.

This four-bedroom villa is one of five beachfront properties included in the development. The pavilion-styled building with open plan living and dining area is centred around a grand infinity pool. Floor-to-ceiling windows mean that the home is flooded with natural light, and a neutral colour palette – incorporating pale oak furniture and light marble flooring – mirrors the sand outside. All of the property’s four bedrooms could be considered “masters” as they each feature en-suite bathrooms and dressing areas. The two bedrooms at the front of the villa have direct access to the pool and beach beyond, while the two at the back have private plunge pools and patios.

If none of the pools take your fancy, then the Caribbean Sea is just metres from the property. “The location is one of the best on the island,” says Chris Parra, founder and CEO of One Caribbean Estates. “You step out of the villa, and you are directly on the pristine Grande Anse beach.”

The new owner will also be able to make use of the five-star amenities of the Silversands hotel, including the spa, beach club, restaurant and rum and cigar bar. There’s also easy access to Port Louis Marina, which is less than two nautical miles away and can take vessels up to 91 metres.

Grenadian citizenship is included in the purchase, which Parra believes presents a good investment opportunity. “If an equivalent villa were for sale in Barbados, it would be on the market for $30 million [£21.5m]. As an emerging market, Grenada is a great investment right now.”

Cove Spring House

Located in Saint James Parish, on the Platinum west coast of Barbados, Cove Spring House is a 10-bedroom mansion set on a 0.7-hectare estate. Boasting 1,860 square metres of living space, it can accommodate up to 20 guests.

Designed in Palladian/Georgian style and built using heat-repelling coral stone favoured by Caribbean aristocracy, Cove Spring makes the most of the natural light and facilitates indoor/outdoor living. Seven suites are located in the main house, with a further three in the guest house. Most rooms have spacious verandas opening to the large central patio with its swimming and spa pool. When it’s time to take a break from the sun, guests can head to the fitness centre, the fully equipped media room or perhaps enjoy dinner cooked in the house’s commercial-grade kitchen.

The villa has private access to a secluded beach at the base of the cliff which, according to Rae Stollmeyer of Sotheby’s International Realty, is one of the key selling points of this property. “With a home so expansive, it would be hard to only pick one favourite feature. However, its private beach is what makes it extra special,” she says. Access to a private beach is a great asset at any time, but particularly so now. “In light of the pandemic, people crave remoteness,” says Stollmeyer. “A private beach, with no risk of crowds, will be a major draw for many high-net-worth individuals.”

Privacy in general is also not an issue, thanks to the lush tropical gardens surrounding the house. Over the years, this has attracted a variety high-profile guests rumoured to have included Elton John, Nicole Kidman, the Duke of Sussex and Hugh Grant. “The amount of celebrities that have stayed in the house is testament to its uniqueness and exclusivity,” says Stollmeyer. “What makes this property so special is its scale, position and expansive offering and versatility.”

While Cove Spring is not short of amenities, it is also conveniently located midway between Holetown and Speightstown – right next to some of the island’s best hotels, restaurants and boutiques. Superyacht owners have plenty of options too, with both Port Ferdinand’s and Port St Charles’s marinas located just a 15-minute drive away. “This home would be the perfect fit for any superyacht owner who craves privacy, amenities, exclusivity, scale and prime ocean views,” says Stollmeyer. And with such pedigree, it’s sure to draw a (carefully selected) crowd of guests.

Lion Heart at Oil Nut Bay

The beauty of Oil Nut Bay is the ruggedness of it – there isn’t anything else like it.” So says the resort’s founder David V Johnson from the terrace of his 745-square-metre villa Lion Heart while gesturing towards the horseshoe-shaped beach below and the wild Atlantic beyond.

Lion Heart crowns one of the highest points in Oil Nut Bay, a 160-hectare development perched at the north-east corner of Virgin Gorda . Created to blend into the surrounding landscape and take in the 270-degree views, the five-bedroom property and its adjoining one-bedroom guest house are built into the hillside with flat, garden- covered roofs. One of the late Ken Kao’s final designs, the architecture has a distinctive, modern feel. There are no hard corners, but rather rounded walls and dynamic open-plan spaces framed by enormous glass walls. “It’s really a comfortable house,” says Johnson’s wife Pam, pointing out furniture by French company Roche Bobois. The home’s focal point is the Great Room. With 5.5-metre-high ceilings, it encompasses a living room, dining area and open-plan kitchen – which is fitted with Gaggenau appliances and adorned with Italian-made walnut cabinetry and onyx worktops. Outside, there is also a separate kitchen for a professional chef.

Just off the Great Room is a media room and the master suite, which has walk-in wardrobes, his-and- hers bathrooms and a fitness room. On the lower level are four guest bedrooms all boasting en-suite bathrooms and private patios with panoramic ocean views, making it perfect for whale-spotting. There is also a double garage for golf buggies, the only vehicles allowed in the development.

“We have 12 more sites that will take a house like this, so we wanted to show what was possible when we created Lion Heart,” explains Johnson, who is now keen to turn his attention to building another standout home in Oil Nut Bay, which has plots for sale ranging from 0.2 to 2.8 hectares.

The Club Residences at Beach Enclave

This contemporary three-bedroom penthouse forms the most luxurious offering in the second phase of Beach Enclave's Long Bay development in Turks and Caicos. Designed by Jacobsen Arquitetura and expected to be completed by 2022, the property makes the most of its prime beachfront position with three separate outdoor living spaces large enough for dining and lounging accessed by the grand master suite, master suite and open-plan living/kitchen area. A further bedroom can be found at the rear of the apartment with all three bedrooms offering en suite bathrooms. Located on the western shore of the Turks & Caicos island of Providenciales, all Beach Enclave owners have access to range of services and amenities including a full-time butler, housekeeping, yoga classes, watersports, a fitness centre, pool, private chef, boat charters, tennis courts, villa provisioning, concierge and on-site restaurants.

Half Moon Bay Villas

Antigua’s established marinas, quiet coves and calm waters make it a superyacht magnet during the Caribbean season and a new development, in one of the island’s most picturesque bays, offers some of the most exciting real estate opportunities in decades. Less than eight nautical miles from English Harbour there are just ten villa plots for sale at the 132-acre Half Moon Bay estate, which will also be home to a brand-new Rosewood hotel.

Two of the plots were previously owned by the prestigious Mellon family and are being sold as individual estates. The Mellon Estate is the largest land parcel available and sits at the highest point within Half Moon Bay. While the Rosewood Estate has views of the coral sand beach and will offer easy access to the amenities on offer at the Rosewood Half Moon Bay. A further three sea cliff plots are set on a separate bluff and have dramatic panorama views. The remaining five Half Moon Bay estate plots are more than two acres each and sit at the heart of the sheltered bay.

Each new owner will be able to design and build their new home and they will also enjoy a full complement of bespoke Rosewood services. For those that miss out on one of the larger plots a further 44 Rosewood branded residences will also sit alongside the hotel.

Point House at COMO Parrot Cay

Part of the COMO Parrot Cay development, the private Point House spans more than 650 square metres and boasts views of the Atlantic Ocean and the brilliant turquoise waters the Turks and Caicos are known for. “Point House was designed by world-renowned architect Cheong Yew Kuan and is one of 12 private estates ideally located at the far south-west side of the island, adjacent to the nature reserve and with unobstructed views of the sweeping sandy beach,” says Robert Greenwood, director and senior broker at Regency-Christie’s International Real Estate.

The house was built in 2011, and Kuan drew on COMO’s minimalist aesthetic with natural materials and maximum use of daylight. Ceilings are high, at nine metres, and the white oak-framed windows are vast; glass doors surrounding the entire beachfront side of the villa allow sunlight to bathe the main living area and bedrooms. Interiors offer beachfront elegance using Balinese elements in the furniture and accents. The living and dining area is open plan, with Crema Luna limestone floors and a 3.6-metre hand-carved solid suar wood table and chairs that can seat up to 10. This combined space opens to a covered terrace and pool finished with lava stone from Bali. 

“Everything about this villa allows for a seamless indoor-outdoor lifestyle and casually elegant gatherings,” adds Greenwood. Of the five bedrooms, three are on the main level. Two of these have private bathrooms, with sunken hand-carved Crema Luna limestone tubs and showers plus landscaped outdoor showers. The third bedroom on the main level has a private bathroom and can be converted to a media room, office or playroom. Upstairs, a fourth bedroom has a rooftop terrace, while shutters fold back to allow the through-breeze to filter into the living-dining area below. The fifth bedroom, nestled in the property’s botanical gardens, is a residence for staff but could be converted into a gym, art or yoga studio. And for those in need of a little pampering, COMO Shambhala’s wellness centre and spa, with its retreats, workshops and treatment offerings, is just an oceanfront stroll or short cycle away.

There are few places on Earth as enchanting as the Caribbean , which has a diverse array of islands, cultures, languages, and traditions. Dominican Republic

You’d be forgiven for thinking that this Dominican Republic compound is a hotel when, in fact, it’s a $25 million, 10-bedroom private residence.

The enormous, multistory mansion is located in  Casa de Campo, a posh residential resort community with four golf courses, several restaurants, a spa center, a marina, and polo facilities. It spans a staggering 64,000 square feet.

British Virgin Islands

The Caribbean high season for yacht charters runs from mid-December to early May, with Christmas and New Year’s the most popular and busiest times of the year. But due to the islands’ locations near the equator, temperatures remain ideal throughout the year, making off-season charters just as enjoyable.

Heesen’s 50m/ 163ft superyacht HOME is now available for charter in Antigua and other Caribbean  hotspots.

With regal yet minimalist Ibiza-style interiors that exude sophistication, HOME presents a unique welcoming atmosphere that automatically brings about a sense of nostalgia in guests, as though they are stepping foot into their own home.  

Delivered in 2017, this yacht possesses all the essential amenities and facilities required for a seamless and sumptuous cruising experience in a tropical destination, guaranteeing guests a memorable vacation onboard a superyacht that is essentially a house at sea.

Those on a private yacht charter will be able to take full advantage of HOME’s capacious and vast outer deck areas. Crowning the superyacht is her breezy sun deck, which features a cocktail bar, sumptuous loungers a curved jacuzzi overlooking fantastic vistas. 

The motor yacht 's main deck aft deck features corner sofas and seating areas that are perfect for chilling out to the sound of the ocean waves. The upper deck aft provides partial shade, allowing charterers to enjoy al fresco dining or after-dinner cocktails while the sun sets in the distance. 

From here, the swim platform can be easily accessed and the cool refreshing Caribbean waters can be explored using HOME’s tender and impressive collection of water toys. Her locker includes Wave Runners, Seabobs, kayaks, paddleboard, and snorkelling equipment. Guests will also find glass-bottomed canoes which are ideal for exploring coral reefs, as well as a hydraulic ocean step.

Sleek and refined interior elements emphasise a light and airy atmosphere making the already palatial space appear larger and more accommodating. The yacht's chic furniture blend with rich textures and materials to provide a deluxe living space eliciting peace and serenity. 

The main salon provides premium comfort through generous seating and features a modern dining table and state-of-the-art entertainment system. Light traces beneath the L shaped sofa, starboard accent table, and peer through the art fixture located aft illuminating the room in an ethereal way. 

The skylounge is located on the deck above, providing a more formal scene for late night functions. A bespoke cocktail bar can also be found here, as well as white sofas and burgundy loungers providing a chic and sophisticated space. Encased by glass, an abundance of natural light seeps in and offers charterers a breathtaking view of the destination surrounding them.

She sleeps up to 12 guests in six well-appointed cabins comprising one master suite, one VIP suite, two double cabins, and two twin cabins. Featured in the master’s suite are an office, private en suite and lounging space, as well as floor-to-ceiling windows that surround the principal charterer with a panorama of the tropical landscape. 

HOME is a superyacht built for work as well as play. Diddy's private jet tracked to caribbean island amid raids in u.s., diddy loveair private jet tracked amid raids down on caribbean island.

Diddy 's homes were raided in the U.S. to kick off the week -- but the guy's own private jet is miles away in a completely different nation ... although it's unclear if he's aboard himself.

TMZ has tracked Diddy's personal LoveAir LLC jet -- the well-known black Gulfstream 5 that Diddy has flaunted and flown for years now -- and it looks like the aircraft is currently on the ground in Antigua ... which is down in the Caribbean.

Based on the flight activity, viewed by TMZ, Diddy's jet has been up and down California between Sunday and Monday -- taking off from Sacramento Executive Airport Sunday evening around 5:30 PM PT and landing at Palm Springs Int'l Airport about an hour later.

An hour after that, around 7:30 PM PT, Diddy's jet took off from Palm Springs yet again and landed at Van Nuys Airport, which is in the L.A. area, about 30 minutes later around 8:00 PM PT. Around 9 AM PT Monday, the jet took off from Van Nuys airport and landed at some point in Antigua.

The plane is currently grounded there, although the flight data has yet to update and register him as having officially landed. In any case, it's definitely Diddy's jet ... no question.

The only thing that remains unanswered is whether Diddy is on the plane -- we don't have any evidence he is at this point ... and we also don't know what's happening on the scene.

As we reported ... two of Diddy's homes, in L.A. and MIami, were swarmed by federal law enforcement agencies Monday -- and armed officials stormed the properties, taking some people into custody ... including his sons Justin and King . Unclear if any arrests took place.

The raids are believed to have stemmed from accusations hurled at Diddy in multiple lawsuits -- which have touched on alleged human and sex trafficking, among other claims ... all of which he's vehemently denied.

We've reached out to Diddy's rep and lawyers ... so far, no word back.

Baltimore cruises to reroute after bridge collapse pauses port traffic

Cruise lines are scrambling to make alternative plans and avoid the Port of Baltimore while officials suspend vessel traffic amid cleanup and rescue efforts around the Francis Scott Key Bridge collapse.

Three major cruise lines sail from Baltimore, though no ships were in port Tuesday morning. The next cruise was scheduled to depart Sunday, but its operator confirmed late Tuesday afternoon that the voyage would instead head out from Norfolk.

Amira M. Hairston, a spokeswoman for the Baltimore port, said in an email that the status of the upcoming cruise ship schedule is not yet known.

“At this time we do not know how long vessel traffic will be suspended. As soon as that is determined we will provide an update. Until then please keep those involved in your prayers,” Hairston wrote.

Royal Caribbean International’s Vision of the Seas left Saturday for a 12-night southern Caribbean cruise with plans to return April 4. The cruise line said in a statement Tuesday that it was “closely monitoring the situation, and our port logistics team is currently working on alternatives for Vision of the Seas’ ongoing and upcoming sailings.”

On Thursday, the cruise company said the current sailing would end in Norfolk.

“Our guests on board will be provided compensation and complimentary shuttle transportation as well as Wi-Fi and phone calls to adjust their travel arrangements,” Royal Caribbean said.

Upcoming cruises on April 4 and 12 will sail from Norfolk as well, and passengers will be compensated for the change. The ship was already scheduled for maintenance in the Bahamas after the April 12 cruise.

“We are deeply saddened by the tragedy and collapse of the Francis Scott Key Bridge and extend our heartfelt prayers to all those impacted,” the company said.

Carnival Legend set off Sunday for a seven-day Bahamas cruise; the ship was scheduled to return March 31 and depart for its next sailing the same day. Instead of coming back to Baltimore, Carnival said late Tuesday, it will end its trip in Norfolk, and free buses will bring passengers back to Baltimore.

The ship’s next seven-day cruise will leave Norfolk and return to the port. In a news release , Carnival said it would temporarily move Baltimore operations to Norfolk “while Key Bridge rescue and cleanup efforts continue.”

“Our thoughts remain with the impacted families and first responders in Baltimore,” Christine Duffy, president of Carnival Cruise Line, said in a statement. “We appreciate the pledge made by President Biden today to dedicate all available resources to reopen Baltimore Harbor to marine traffic as soon as possible. As those plans are finalized, we will update our future cruise guests on when we will return home to Baltimore, but in the meantime, we appreciate the quick response and support from officials in Norfolk.”

Carnival Pride is supposed to start sailing from Baltimore next month, mostly to the Bahamas and eastern Caribbean.

Norwegian Cruise Line does not have cruises scheduled out of the port until later this year. American Cruise Lines, a U.S. river cruise operator, has Chesapeake Bay trips on small vessels scheduled from Baltimore starting in May. The cruise line said it will monitor developments “and make adjustments if needed.”

Cruise Lines International Association (CLIA) said it was “deeply saddened” by the bridge collapse and was closely following the situation. “Right now, the most important thing to do is to allow the emergency workers to do their work,” the group wrote in a statement.

This year, 12 ships are scheduled to make a total of 115 calls at the Port of Baltimore, the industry association said. With room for roughly 2,000 or 2,100 passengers at double occupancy, most Baltimore-based ships are much smaller than the record-breaking behemoths that sail from Florida ports.

“Any adjustments to current cruise activity at the port will be announced as soon as available by the individual cruise lines,” CLIA said in its statement.

A news release issued last month by Maryland Gov. Wes Moore’s office said that more than 444,000 individuals cruised out of the Port of Baltimore last year, the most since 2012. The Maryland Port Administration said in a news release last year that the cruise industry generates nearly 400 jobs and $63 million in revenue every year for local businesses.

The port positions itself as a convenient option for cruising year-round, thanks to its location off Interstate 95 and plentiful parking. More than 40 million people live within a six-hour drive of the city, the port administration says.
