Frequently Asked Questions

Marine surveys serve several purposes:

  • Pre Purchase : Looking to purchase a vessel?   Make an informed decision before making a large investment.
  • Insurance : Many insurance providers require an up to date survey report in order to offer coverage.
  • Financing : Banks and financial institutions often demand surveys for boat loans.
  • Safety : They help identify any safety concerns or required repairs.
  • Marina Access : Many marinas require a survey to determine the condition of a vessel before getting a slip.

Our range of surveys includes:

  • Pre Purchase Surveys : Detailed inspections carried out prior to purchasing a boat.
  • Insurance Surveys : Assessments mandated by insurance companies.
  • Appraisal Surveys : Evaluations conducted to determine the market value of a boat.
  • Damage Surveys : Assessing the extent of damage following an accident or incident.
  • Cargo Surveys : An inspection process conducted to assess the condition, quantity, and compliance of cargo during transportation.

The duration of a survey depends on factors such as the size and type of vessel as well as the extent of the survey being conducted.  On average a survey can take anywhere from a few hours to a full day. Our goal is to conduct a comprehensive inspection, within the efficient timeframe possible.

Following the survey you will receive a report encompassing findings, recommendations and any identified issues. The report is comprehensive. Includes photographs, descriptions well as a summary of your vessel’s condition and value.

We recommend having your vessel surveyed:

  • Prior to Purchase: Always get a survey before buying a used vessel.
  • Every 2-5 Years: For insurance renewals and to maintain a good condition.
  • After an Incident: If your boat sustains damage or is involved in an accident.
  • Moving to New Marina: You may need to provide a condition survey to satisfy marina entrance requirements.

Various factors contribute to the cost of a survey including the type of vessel, the size of the vessel, and distance from the surveyor.  We provide transparent pricing and can offer a quote based on your specific needs.

Prior to the survey ensure your vessel is both accessible and clean.  Remove any items that might obstruct movement or a view.  Ensure you have all documents ready including ownership papers and maintenance records.  Preparing for the survey will help ensure the survey process is both smooth and efficient.

Of course!  We welcome your presence during the survey and will set aside time after the survey is complete to answer any questions you may have.

Scheduling your survey is straight forward process.  Simply contact us with the details about your vessel and its location and when you would like us to perform the survey.  Once we schedule your time slot, we will send out a follow message confirming your appointment as well as reminder on the day of the survey.

Our Guarantee

We guarantee our marine surveys to be accepted by your bank and insurance underwriter. If our survey is rejected due to the quality or limitations of the report, simply have the underwriter (not the agent or broker) forward us a letter on company letterhead stating the reason for the rejection, and the survey fee will be promptly refunded.

Marine surveys:

Because knowing your boat =

Enjoying your boat.

Pre-Purchase Survey

The pre-purchase condition and valuation boat survey is the most comprehensive type of inspection and is strongly advised when purchasing both a new and used vessel. Most insurance and financial institutions require a pre-purchase survey as well. The vessel is thoroughly inspected for structural integrity, operation and performance including all systems and engine diagnostic report for most gas engines and outboards. An in-water trial, haul-out and inspection of the bottom (wetted surfaces) and running gear are part of the survey.  The marine surveyors report includes an equipment list and detailed list of deficiencies.  The vessel’s fair market value and the vessel’s replacement value are determined and included in the report.

Insurance Survey

Insurance condition and valuation boat survey is usually an insurance company or underwriter’s requirement and is used to determine if the vessel is an acceptable risk. Insurance surveys share basically the same elements the pre-purchase survey, including safety for the vessel’s intended use. Many insurance companies require a current survey on older boats or when changing underwriters.

Appraisal Inspection

This service is performed by the surveyor to determine fair market value of the vessel. It is normally needed for financing, estate settlements, donations and legal cases.  The Vessel Appraisal consists of an inspection and report that is similar to a Condition & Value Survey, with descriptions, photos, numbering and equipment, along with a carefully researched fair market value that the client is looking for.

Additional Services

  • Oil Analysis: for both Gas and Diesel engines, transmissions, and gear cases.
  • Engine Diagnostic Report for Outboard and Gas Engines: Includes hours, percentage of run-time, fault codes plus additional options. This report is normally included with a pre-purchase survey.
  • Consulting and Out of Town Client Vessel Inspections: This service is for clients not working with a Licensed Florida Yacht Broker that may want an experienced eye to evaluate a boat or yacht they are wanting to make an offer.
  • Pre Sale Boat Survey: A service for the boat owner who wants to sell their vessel, but is not sure what issues need to be corrected, to get a fair asking price.  Just as when selling your house a maintained and clean vessel will attract buyers and higher offers.

Frequently Asked Questions

A boat surveyor examines everything that can be accessed on the vessel using non-destructive methods, without disassembly or the use of tools to provide access. The vessel’s structural integrity, condition, and overall operation are examined. All systems are examined, such as the electrical system, electronics, engines and generator, cosmetic appearance and overall maintenance, as well as the out-of-water hull bottom, and running gear.

The vessel’s compliance to safety, American Boat and Yacht Council (ABYC), National Fire Protection Association (NFPA), and USCG under the authority of Title 33&46 of the US Code of Federal Regulations (CFRs) is verified. The vessel’s fair market value and the vessel’s replacement value are determined and included in the report.

Several reasons:

First, it's a large investment and you want to know what you're buying. Was the boat driven slow on the weekends to the sandbar or take it offshore every weekend at full throttle and potentially do damage to hull and motors.

Second, value - you want to know that the vessel is a good value, that you're not spending too much money for a boat that has issues and that the vessel is in good repair and worth the price.

Third, most insurance and financial institutions will require a survey to make sure the vessel is a good investment for them.

Several factors determine the time it takes to survey a boat.  Length, how many systems and type of boat all come into play.  If the survey includes oil samples or compression checks, these will also add to the amount of time needed. The time it takes to get to the haul out location and a navigable waterway to do the in-water trial can also be a factor. Including the in-water trial and haul-out,  most center consoles will take 2-4 hours while most 30-40ft express or motor yachts will take 6-8 hours.

The cost of a survey is based on the length of the vessel. Our fees are between $20 - $40 per foot. Please contact us today for a quote specific to your vessel.

On a pre-purchase survey the buyer is responsible for the cost of the survey. For an insurance or other type of survey the current owner is responsible for all costs.

  • Oil samples are $50 per sample.
  • Compression checks for outboards only are $75 per engine for smaller than V8, V8's are $100.
  • Consulting services are $125 per hour with a two hour minimum.

"All Florida Yacht Surveyors can make all the difference when purchasing your latest boat."

Lars Edson was born in NY and started his life and love of the water at an early age sailing on Long Island Sound with his father.  After graduating with an AS degree in exercise sport science/teaching in 1991, he moved west and spent time skiing and coaching with aspiring US Ski Team athletes in Utah, the Rockies and the Pacific Northwest.  There he married his wife of 23+ years and has a son who is currently serving in the US Air Force.

The call of boating and the sea lured he and his family back east to the upper Chesapeake Bay, where they enjoyed multiple boats leading him to get his USCG Captains License.  Seeking year round boating, an opportunity came to move to the Stuart Florida area in late 2009 and the family again moved and started his career full time in the Marine Industry as a yacht broker and captain.  It did not take long for Lars to become a top selling broker working for other companies that he decided to launch Aqua Blue Yacht Sales and Aqua Sol Yacht Sales selling brokerage power and sailboats 30’-100’.

During this time Lars was able to work closely with buyers, sellers, brokers, marine mechanics, and other surveyors throughout Florida and the East Coast.  Taking all this experience and knowledge from ten years of brokerage, along with his teaching and coaching degree, he decided to go back to school to become a full time marine surveyor attending the Chapmans School of Surveying where he graduated with honors and also received his ABYC Certified Standards Advisor Certificate.  He is currently an  ACMS Certified Marine Surveyor and continues to grow his education and expertise.

Lars’  philosophy is to provide a clear and concise boat survey report that the buyer, owner, banks, and insurance companies can easily read and understand without the fluff and opinions he has seen in other reports over the years.

This is why he created All Florida Yacht Surveyors and looks forward to providing you the service, experience and professionalism you expect when having your vessel surveyed.

The tool used for thermal imaging is the thermographic camera, which is similar in appearance and operation of a portable digital video camera. I prefer using the Flir® brand infrared cameras. Flir® was recently purchased by internationally known Teledyne and is now labeled FLIR-TELEDYNE. The infrared camera works by sensing electromagnetic waves within the light spectrum wavelength between approximately 0.9 and 14 micrometers (visible light that can be seen by the human eye is between .4 – .75 micrometers).

A special lens on the infrared camera focuses the infrared light emitted by all objects in view.

The focused light is scanned by a phased array of infrared detector elements. The detector elements create a very detailed temperature pattern called a thermogram. It only takes about one-thirtieth of a second for the detector array to obtain the temperature information to make the thermogram.

This information is obtained from several thousand points in the field of view of view of the detector array. The thermogram created by the detector elements is translated into electric impulses.

The impulses are sent to a signal processing unit. The signal processing unit is a circuit board with a dedicated chip that translates the information from the elements into data for the display.

I only use Flir® brand high-definition professional grade infrared thermal cameras in my marine surveys, engine surveys, and inspections. My cameras are calibrated yearly, infrared thermal imaging cameras with a minimum of 320 x 240 pixels with an image frequency of 60Hz. They can detect a minimum of 43,200 individual temperature shots per digital or video image. The minimal thermal range of the cameras I use are between -4 degrees Fahrenheit – 1,202 degrees Fahrenheit (-20 degrees Celsius – 650 degrees Celsius) which means I can see thermal anomalies in cold temperatures (such as freon hoses in marine air conditioning systems and refrigeration systems) and in extremely hot temperatures (such as overheating turbochargers and overheating exhaust manifolds in engines).

There are numerous benefits to thermal imaging in many industries. Specifically in the marine industry some of the advantages are:

  • No contact is needed. This keeps the user out of danger.
  • It is two-dimensional. Thermographic temperatures can be measured at one point or a hundred or more points on a single thermographic image.
  • It is real time. It allows fast scanning and recording of stationary targets. Objects cannot escape their own radiation.
  • Thermal patterns can be seen. This helps significantly reduce the time and money spent on a technician or mechanic that would have to spend hours to disassemble and troubleshoot a component or go through miles of wiring on a boat or yacht to find the problem. The thermographic image can find the temperature anomaly quickly.
  • Enhances the marine survey report. If desired, thermal imaging can be included in the survey report on components such as engines, transmissions, electrical equipment, electronic devices, tanks, and hulls to look for heat anomalies that can determine if malfunctioning components, leaks, previous fiberglass repairs or delamination exist within the vessel.

Business | south florida yacht brokers hit with lawsuits that claim 10% commissions violate antitrust laws.

Yachts are among the vessels seen on display in this 2019 file photo in Palm Beach County. Two new lawsuits, filed in 2024, aim to upend years-old ways of awarding commissions to brokers representing boat sellers and buyers. (South Florida Sun Sentinel file photo)

Two newly filed federal lawsuits claim that 10% sales commissions required by South Florida’s yacht broker industry are anticompetitive and violate antitrust laws.

The claims follow an October finding by a federal jury in Kansas City, Missouri, that the National Association of Realtors conspired with brokers to artificially inflate commissions paid to real estate brokers. The ruling, and a March 15 settlement by the Realtors, is expected to radically change how homes are sold in the United States.

Both lawsuits involving yacht brokers name as defendants the International Yacht Brokers Association, based in Fort Lauderdale, the Yacht Brokers Association of America, Boats Group LLC and YATCO LLC.

Also listed as defendants in both suits are a who’s who of South Florida-based yacht brokers, including Denison Yacht Sales, MarineMax Inc., Galati Yacht Sales Inc., Allied Marine Inc., Tournament Yacht Sales LLC and Northrop & Johnson Yacht Ships, among others.

Nearly all of the defendants are headquartered in South Florida.

The most recent suit, filed on March 22, proposes a class of plaintiffs that includes anyone who listed vessels on certain Multiple Listing Services using a listing agent or broker affiliated with one of the defendants and paid a buyer’s broker commission since March 22, 2020.

The lead plaintiff in the lawsuit is Kip Lamar Snell, identified as an Alabama resident. Snell entered into an agreement with Galati to sell a 41-foot Express Cruiser Sea Ray in July 2020 and ended up paying a $12,000 commission on the $120,000 sale price, the suit states. The lawsuit lists as defendants 15 brokers and six organizations that promote the yacht trade or operate Multiple Listing Services.

That lawsuit follows one filed on Feb. 29 that proposes a class of plaintiffs that includes anyone who paid a commission to a listing broker affiliated with the defendants since Feb. 19, 2020. It lists as defendants 11 brokers and five organizations that promote the yacht trade or operate Multiple Listing Services.

The lead plaintiff in that suit is Ya Mon Expeditions, a Wyoming company that paid a “substantial broker commission” when it sold a vessel in January 2023 while represented by Tournament Yacht Sales of Tequesta.

The most recent complaint accuses the trade associations of colluding with brokers to “enforce an anticompetitive restraint that requires (sellers of pre-owned yachts and boats) to pay a brokerage fee to the buyer’s broker and a total aggregate commission fee that is inflated as a condition for selling their yachts.”

The complaint states the typical commission is 10% and is shared between the seller’s broker and the buyer’s broker under terms spelled out in Central Listing Agreements provided by the brokers associations, including the International Yacht Brokers Association and the Yacht Brokers Association of America.

Only boat brokers are able to list boats and yachts on such Multiple Listing Services as YachtWorld.com, BoatTrader.com and Boats.com, and the Multiple Listing Services will not accept listings from owners who want to sell their vessels themselves, the lawsuit states.

Yacht owners are “severely disadvantaged” if they do not list their boats for sale on the listing services, while buyers suffer because their brokers are “financially incentivized” to show boats that will earn them standard “and inflated” commission rates of 4% to 5% through co-brokerage transactions, the complaint states.

None of the defendants contacted for this story responded to a request for comment, and no response has been filed yet in either case.

Robert Allen Jr., whose Miami-based law firm Robert Allen Law represents the International Yacht Brokers Association, did not respond to emails or return a phone call.

A woman who answered the phone at the International Yacht Brokers Association said, “We have no comment on that,” and hung up after a reporter asked for her name.

Of six brokers contacted for comment about the lawsuits, only Tournament Yacht Sales responded to emails. “No comment,” the company’s response stated.

Overall commissions have increased faster than the rate of inflation in recent years as the price of larger boats and yachts have increased, according to the lawsuit that lists Snell as lead plaintiff.

The result is that boat owners pay “hundreds of millions of dollars” in inflated commissions each year, the suit alleges.

Both lawsuits allege violations of the Sherman Antitrust Act that are upheld by “brokers who should be competing with one another but, instead, cooperate with each other to the detriment of pre-owned boat sellers.”

Some brokerages represent both buyers and sellers and retain the entire 10% commissions, the suits state.

The trade associations enforce rules requiring brokers to offer their boats through a listing service and to share commissions, the suits state, adding that they can impose significant penalties on members who do not comply with their rules.

Yacht purchasers are disadvantaged by the current system, the lawsuit alleges, because their agents would otherwise negotiate for their business by decreasing their commission rates.

But buyer brokers’ commissions have remained constant despite their diminishing role, the suits state. Many buyers today find boats they are interested in purchasing through online searches and enlist the services of a buyer’s broker only after identifying the yacht they want to buy, the suits claim.

The lawsuits seek an order declaring the commission structure to be illegal, a permanent injunction outlawing what they describe as anticompetitive conduct, plus damages and/or restitution, pre- and post-judgment interest, and attorneys’ fees.

Paul Geller, an attorney for one of two law firms representing the class that includes Snell, acknowledged “parallels between the allegations relating to commissions in the real estate and yacht markets.”

In the real estate matter, the National Association of Realtors on March 15 agreed to a $418 million proposed settlement that would free home sellers from paying commissions to brokers for both sellers and buyers.

After a jury ruled for the plaintiffs in the case against the National Association of Realtors in October, numerous lawsuits were filed across the country with similar allegations, including one in December against the Florida Association of Realtors and 16 brokerages.

“At bottom, the goals of (the suit against the yacht brokers) are similar: protecting consumers by challenging what we allege to be anti-competitive conduct,” Geller said by email. “We believe in the universal truth that consumers benefit by increased transparency and the competitive pricing that results from negotiated terms, including commissions.”

Geller is a partner at Robbins Geller Rudman & Dowd LLP, which specializes in securities litigation on behalf of investors. The firm has offices in 10 cities, including Boca Raton.
